What we do

MCST submissions
Every development sets its own by-laws, deposits and approval process. We confirm what yours allows first, then design inside it, and handle the submission as part of the project.
Working with existing finishes
Condos usually arrive with better base finishes than a BTO. Selective upgrading — putting budget into carpentry and lighting rather than replacing flooring that is already good.
Zoning open-plan layouts
Most condo plans are already open. Defining the kitchen, dining and living areas without walls is what makes them work rather than echo.
Smaller footprints
One and two-bedroom units need built-in joinery, a restrained palette and multi-functional pieces to avoid feeling cramped. Fewer, better materials rather than more texture.
