2-Room Flexi BTO: Floor Plans, Layout Ideas and Renovation

Living room with a cream bouclé sofa, arched wall niches and a lit display cabinet

The 2-room Flexi is HDB’s smallest new flat, and a popular choice for singles, couples and seniors. It is compact, but it is a real home with a separate bedroom, and a good layout makes far more difference here than in a bigger flat. This guide covers what you get, the rules that shape a renovation, and the design moves that work.

How Big Is a 2-Room Flexi Flat?

Sizes vary slightly by project. In recent launches the flat has come in two types: Type 1 at roughly 36 to 38 square metres of internal floor area, and Type 2 at roughly 46 to 47 square metres. In the February 2026 exercise, HDB listed Type 1 at about 38 square metres and Type 2 at about 46. Always check the floor plan in your project’s sales brochure, because a few square metres matters at this size.

According to HDB’s description of the flat types, a 2-room Flexi has one bedroom, one bathroom, a living and dining area, a kitchen and a household shelter. The larger Type 2 adds a flexible space that can serve as a dining area, a study or room for an extra bed. The bedroom is separated by a sliding partition or door.

Who Can Buy One, and on What Lease

  • Families and couples can buy on a 99-year lease, like any other BTO flat.
  • Singles aged 35 and above can buy one, with an income ceiling of $8,000. Since the October 2024 exercise, singles can buy 2-room Flexi flats in Standard, Plus and Prime projects, not only in non-mature estates.
  • Seniors aged 55 and above can choose a short lease of 15 to 45 years, in five-year steps, as long as it lasts until everyone buying is at least 95. Short-lease flats cannot be sold on the open market; they go back to HDB, which refunds the unused lease.

Plus and Prime flats carry a ten-year minimum occupation period and a subsidy clawback on resale, which is worth weighing into how much you spend on the renovation. Our upcoming BTO launches page tracks which projects include 2-room Flexi flats.

What HDB Provides, and the Optional Component Scheme

In the February 2026 launch, 2-room Flexi prices included floor tiles in the bathroom, kitchen and household shelter, wall tiles in the bathroom and kitchen, the bedroom sliding partition or door, the bathroom door and a water closet. HDB also published prices without these for buyers who prefer to do their own.

Short-lease flats come with grab bars, and their buyers can opt into the Optional Component Scheme for a fuller package: vinyl flooring, a basin and shower mixer, kitchen cabinets with an induction hob and hood, a wardrobe, window grilles, a water heater and lighting. The cost is added to the flat price. It is convenient, but it fixes the kitchen layout and finishes before you have designed anything, so decide early whether you would rather start from a blank shell.

Renovation Rules That Matter in a 2-Room Flexi

  • Bathroom tiles in a new flat must not be replaced for three years from the completion date of the block. New floor finishes can be laid over the existing ones with adhesive in the meantime.
  • The household shelter’s walls, floor, ceiling and door must not be hacked or altered, and drilling into it is tightly restricted. In a flat this size, plan storage around it rather than into it.
  • Removing any wall needs HDB’s approval, and structural walls cannot be touched. Our HDB renovation permit guide lists what needs a permit and what is never allowed.
  • All work, even work that needs no permit, must be done by a contractor in HDB’s Directory of Renovation Contractors.

Layout Ideas for a 2-Room Flexi

Decide what the flexible space is for

In a Type 2 flat, the flexible space is the most valuable square metres you have. A study with a daybed that doubles as a guest bed, a proper dining area, or a walk-in wardrobe all work, but only one of them will, so choose by how you actually live.

Keep the kitchen and living area open

An open or semi-open kitchen lets the living area borrow its light and depth. If cooking smells are a concern, a glass sliding panel keeps them contained without closing the space off. Our guide to fluted glass covers the options that keep light moving.

Build storage up, not out

Full-height wardrobes, kitchen cabinets that run to the ceiling and storage above the entrance cost no more floor space than shorter units. Our HDB ceiling height guide gives the heights you have to work with.

Choose furniture that does two jobs

A storage bed, an extendable dining table and a sofa bed let a one-bedroom flat host guests without a spare room. Sliding doors on the bedroom and wardrobe save the floor space a hinged door needs to swing.

Plan for ageing in place

For seniors, the details matter more than the style: non-slip flooring, a level threshold into the bathroom, good task lighting, and switches and storage within easy reach. They cost little at the design stage and a great deal to add later.

How Much Does a 2-Room Flexi Renovation Cost?

It depends heavily on whether you take the fittings package and how much carpentry you build. Qanvast’s published 2-room Flexi renovations range from about $22,000 to $60,000. For comparison, a full renovation of a 3-room BTO flat typically falls between $25,000 and $45,000, and our BTO renovation cost guide breaks down where the money goes.
