Lakeview Cascadia, Bishan: What Buyers Should Plan For

Lakeview Cascadia is the first public housing project in Bishan’s Lakeview area in over 40 years, and one of the two Prime projects in HDB’s June 2026 BTO exercise. Lakeview Cascadia Location and Unit Mix
Lakeview Cascadia offers 1,221 units and, unlike most BTO projects, skips 3-room flats entirely: the mix is 2-room Flexi and 4-room only. The project is a five-minute walk from Marymount MRT station on the Circle Line.
The nearest comparable HDB flats in Bishan date back to 1984, which explains the interest the project has drawn from first-timers and nearby upgraders alike. It sits within a strong school catchment that includes Catholic High School and Raffles Institution, a point worth weighing if a study or home office will matter through the school-going years.
Lakeview Cascadia Prices, Waiting Time and Completion Date
4-room units were priced from $534,000 to $742,000 before grants. HDB’s estimated waiting time is just over four years, with completion targeted for Q2 2031. Treat that as an estimate HDB will refine as construction progresses, rather than a locked date to renovate against just yet.

What Prime Classification Means for a Bishan BTO
Lakeview Cascadia carries a subsidy clawback and a 10-year minimum occupation period. That is a long runway to live with your renovation choices. Durable materials and considered storage pay off more than trend-driven finishes when resale is not a realistic option for a decade.
It is also worth designing for how your household is likely to change over that stretch: a nursery that needs to become a study, or a spare room that has to flex between guest space and storage.
Designing a 4-Room or 2-Room Flexi Flat Here
With only two flat types on offer, most briefs here will centre on making a 4-room layout work hard for a family, or making a 2-room Flexi feel complete rather than compact. MacRitchie Reservoir Park and Thomson Plaza are both nearby, so for many households the flat does not need to do everything, which frees space for storage and a proper work corner.

Planning Your Lakeview Cascadia Renovation
