Berlayar Rise Location and Unit Mix

Berlayar Rise sits next to Telok Blangah MRT station on the Circle Line, in the emerging Berlayar estate that forms part of the long-term Greater Southern Waterfront transformation of Singapore’s southern coast. The development comprises six residential blocks of 33 to 49 storeys, offering 1,976 units across 2-room Flexi, 3-room and 4-room types. All flats here fall under the Prime classification.

Berlayar Rise Floor Plans: What to Design Against

A 4-room unit here is broadly in line with a standard 4-room BTO footprint of around 85 to 95 square metres, though exact dimensions vary by stack. The official floor plans released with your selection appointment are what you should design against, not general figures like this one. Two things are worth marking on them early: the household shelter, which cannot be altered, and the kitchen wall, which decides whether an open or semi-open layout is possible.

Berlayar Rise Prices, Waiting Time and Completion Date

4-room units were priced from $592,000 to $810,000 before grants at launch. HDB’s estimated waiting time is 49 to 54 months, targeting completion between Q2 and Q3 2031. As with any BTO project, treat that as HDB’s current estimate rather than a fixed date. Construction timelines can shift, and HDB updates applicants directly as the project progresses.

What Prime Classification Means for Your Renovation

Berlayar Rise carries a 14 per cent subsidy clawback and a 10-year minimum occupation period, the longest tier under the current framework. That is a long time to live with the choices you make at renovation stage, and it should change a few decisions.

  • Materials built to last, such as solid surfaces, quality laminates and proper waterproofing, are a better investment than trend-led finishes you might want to replace in five years.
  • Storage should be planned for how your household will grow over a decade, not just how it looks at move-in.
  • Because resale is off the table for ten years, layout decisions can lean towards long-term liveability over resale-driven neutrality.

Living Around Berlayar Rise

Mount Faber Park, Labrador Nature Reserve and the HarbourFront and VivoCity precinct are all close by. That is worth factoring in when you decide how much of your household’s life will happen inside the flat versus outside it, which shapes how much space you give to entertaining, storage and work.

Starting Your Berlayar Rise Renovation Planning

With completion several years out, there is no urgency to finalise a design today, but there is real value in starting the conversation. HDB requires a renovation permit before hacking, plumbing, electrical or structural work begins, and owners typically have three months from the permit date to complete the works.
